Walk & scope
We meet at the property, walk the space, and align on what stays open, what hours we work, and who else needs to be in the loop (landlord, property manager, signage vendor, equipment installers).

Permits & mobilization
We pull permits, coordinate utility shutoffs, schedule deliveries for off hours, and stage materials so we are not blocking your loading dock or your front door.

Step 03
Phased build
Demo and rough work after hours where it matters. Finish work daytime. Daily clean. Weekly progress meeting with you and a punch list visible to everyone.

Step 04
Final inspection & CO
We schedule the inspector, walk it with you, resolve any items the same week. You get certificate of occupancy paperwork in hand and a written warranty on the build.

Can you stay on after hours?
Yes. We routinely run a second shift for retail and restaurant clients so the loud work happens after close. We bill the same way, no overtime surprise.
Do you carry a contractor's license and bond?
Yes. Pro Trades & Services LLC is a licensed Georgia contractor, fully bonded, fully insured, with OSHA safety certification. Documentation provided up front.
Can you work from architect drawings?
Yes. Bring us in early on bid and we will value engineer where it makes sense. Bring us in late and we will build to print, just give us a complete set.
How do you handle change orders?
In writing, with photos, and a fixed price. You sign, we proceed. No verbal change orders, no surprise line items at billing.
Will you bid against a GC and a regional firm?
Yes. Property managers bid us against larger firms regularly. We are local, our overhead is lean, and our crew has fifteen plus years per tradesman. The numbers and the schedules tend to be competitive.
What is your warranty?
Written warranty on every project. Specific terms depend on the contract and we walk you through them line by line before you sign.
