Site, soil, finish level, and lot access drive cost more than square footage. The brackets below are what real LaGrange and surrounding county jobs are landing in this year. The walkthrough is free and you get a real number in writing within seven days for new construction.

Custom single family home

$200 to $375 / sq ft

  • $200 · $250 Production grade finishes, simple footprint, accessible lot.
  • $250 · $310 Mid range custom, some site work, custom kitchen and bath.

Small commercial shell

No. 04 · How a new build runs

Six phases. You see every one.

  1. Phase 01

    Pre construction

    Lot review, soils review, plan review, budget. We help you choose finishes inside a real budget envelope so the contract price actually holds.

  2. Phase 02

    Permits & site

    Permit pull, septic and well coordination if needed, driveway, erosion control, clear and grub, layout. We manage the engineers and the county on your behalf.

  3. Phase 03

    Foundation & frame

    Footers, slab or crawl, framing to dry in. Roof on, windows in, the house weather tight before mechanicals start.

  4. Phase 04

    Mechanicals

    Plumbing, electrical, HVAC rough in. Insulation. We coordinate inspections and stay on top of the inspectors so we are not waiting a week between sign offs.

  5. Phase 05

    Finish

    Drywall (the family specialty), trim, cabinetry, counters, tile, paint, flooring, fixtures. Weekly walkthrough so you can sign off as we go.

  6. Phase 06

    CO & warranty

    Final inspection, certificate of occupancy, walkthrough with you, punch list. Written warranty handed over the same day as keys.

No. 06 · New construction FAQ

What people ask before breaking ground.

Do I need a lot before we talk?

No. We help vet lots before you buy. We can walk a property with you, flag drainage and septic risk, and give you a directional cost number on the build before you commit to the land. Saves people a lot of grief.

Do you have plans we can use?

We have relationships with several local architects and a small library of stock plans we have built before. You can also bring your own architect or your own plans. Either way works.

How long does a custom home take?

Six to twelve months typical for a single family home, depending on size, finish level, and weather. We give you a working schedule at contract and update you weekly. We do not start what we cannot finish.

Do you handle financing?

We work with several local construction lenders and we can introduce you. The mortgage is your business, but the draw schedule, lien waivers, and inspection coordination are ours.

Do you do design build, or just build?

Both. For most clients we sit between architect and homeowner, translate scope, and price the build. If you want a single contract for design and build, we can structure it that way.

What about the warranty on a new build?

Standard one year on workmanship, two year on mechanicals, ten year structural. We give you the exact terms in writing before you sign and we honor them, no third party warranty company in between.
